Each cottage is equipped as standard with the following:

  • 1 Bath Sheet and hand towel per guest (excluding infants)
  • 1 bath mat & 2 toilet rolls per bathroom
  • 2 tea towels
  • 3 dishwasher tablets
  • Some washing up liquid
  • Cloth & sponge with scourer
  • Tea, instant coffee, sugar and milk for first drink upon arrival
  • Kitchen roll
  • Bin liners initially supplied in waste bins – additional need to be brought
  • Hair dryer
  • Iron & ironing board

We will do our utmost to help in any way possible, however, please note that our breaks run as follows:-

  • Weekends (3 nights) run from 4pm on Friday to anytime Sunday/10am Monday morning. Bookings with guests wishing to leave on Sunday will still be booked as a 3 night stay
  • Mid-week (4 nights) from 4pm Monday – 10am Friday morning
  • Week stays (7 nights) from Friday-Friday or Monday-Monday.

We offer a minimum of a 3 night stay as standard and guests booking a weekend stay wishing to leave on Sunday will still be booked as a 3 night stay.

Exceptions will only be made for late availability bookings and will be at our discretion.

We welcome groups of families and friends! Get in touch and tell us what you need; we’ll find the best barn combinations for you and your group!

Typically most of our barns allow 2 dogs however exact numbers may be restricted due to space, this is clearly stated in the description under each barn.

Please note that dogs are not permitted in the properties unattended unless they are in a crate. They are also not permitted in any bedrooms or on the furniture. Please see our Guests with Dogs page for further information.

Yes, all of our properties have at least 1 hairdryer an iron and ironing board!

All our cottages have a travel cot and high chair; please note that we do not provide any cot bedding.

We do not provide stairgates.

Between 1st October and 1st April we provide the first pack of logs and kindling.

During the Summer months charcoal barbecues are supplied to all properties although you’ll need to provide your own charcoal! Both of the local petrol stations supply charcoal as do the supermarkets. However, the nearby Fakenham Garden Centre stocks Weber charcoal briquettes which are well worth the little extra money!

On arrival at Manor Mews, your property will be open and your personal entrance key code for the duration of your stay will be left for you.

The only exception to this is The Old Dairy as this property has keys, but again, the property will be unlocked and the sanitised keys will be available for you.

Please note that our properties do not have coffee machines. Each cottage has a cafetieres although we do not supply the coffee for these.

There is no communal play area at Manor Mews, however we are surrounded by wonderful walks and wonderful beaches close to hand!

The Manor House and The Old Dairy both have their own washing machines. In addition there is a laundry room on site situated next to the Milking Parlour with 2 washing machines and 1 tumble dryer all are free to use.
