CONTRACT

The Contract will be between the Client and Manor Mews. The Contract will be entered into when Manor Mews issues the confirmation form and will be subject to all the booking conditions. We are not bound by obvious printing errors and should you want any further clarification about our terms of business the please email us at enquiries@manormews.co.uk.

BOOKING AND TERMS

We recommend that you print this document for your records together with your unique booking reference number. Please note that all bookings placed online are provisional until confirmed in writing.

Bookings cannot be accepted from persons under 18 years of age and we reserve the right to refuse any booking at our own discretion. Bookings are non-transferable to third parties.

When you submit a booking via our online reservation system you will receive an automatically generated booking summary by email to the email address you provided in the booking form. This does not form a contract between us. A contract shall only commence 48 hours after the booking has been placed, Manor Mews reserves the right to decline your booking during this 48 hour period.

In order to secure your cottage we ask that you forward to us a non-refundable 25% deposit of your total stay, the remaining balance is due 8 weeks prior to your arrival. If you are staying in less than 8 weeks your total invoice amount is due within 7 days or if your holiday is within a few days prior to your stay the full amount is due upon booking.

If the full balance is not paid on time then we reserve the right to cancel the holiday booking and retain the deposit as compensation.

PRICES

Manor Mews reserve the right to change their prices at any time. Prices can and do vary depending on many factors including time of booking. Only prices stated on your booking summary are binding. We occasionally reduce or increase our rates, publish special offers and discounts these cannot be applied retrospectively after the confirmation has been received from Manor Mews.

All properties are inclusive of VAT with the exception of The Manor House and The Old Dairy.

PETS

• Pets, with the exception of Assistance dogs, are NOT allowed in The Manor House.

• Dogs attending weddings – please see ‘WEDDINGS’ below.

• We can only accept pets who have been booked in prior to arrival. In the event that you bring a pet that has not been pre-booked then we reserve the right to refuse permission for your pet to stay with you on site.

• You must bring your own pet basket and towels with you for keeping your pet clean and dry.

• Under no circumstances may your pet(s) lie on the beds, sofas, chairs or furniture.

• All properties have a securely fenced private garden with a fence no lower than 4 ft. All lawned gardens with the exception of The Hayloft back directly onto paddocks which may at any point contain livestock.

• Dogs must not be left unattended at any point in The Henhouse as the entrance gates could potentially allow a dog to jump over or squeeze underneath.

• Pets left unattended in the property must be caged.

• Pets cannot be left unattended outside in either a private garden or public areas at Manor Mews.

• While in the public area of Manor Mews dogs must be on a lead in the charge of an adult at all times and not allowed to run free.

• It is the guests responsibility to clear up ‘mess’ immediately after their pet whilst in the private barn garden, public areas of Manor Mews property and surrounding local walks.

• Animals other than dogs can only be accepted with specific permission from the property owner.

• In the interest of visitors’ safety, and following government legislation, we are sorry we are unable to accept the following types of dog: American Pit Bull Terrier, Japanese Tosa, Fila Brasileiro and Dogo Argentino even where these types of dog are muzzled as required by government legislation.

• We do not accept dogs under the age of 6 months.

• We reserve the right to ask any guest and their party to leave should their pet be left unattended, be a nuisance, uncontrollable, cause damage or noise disruption to any other guest staying at Manor Mews.

• Any harm or damage caused by a pet whilst staying at Manor Mews is the owner’s sole responsibility and Manor Mews will not accept any liability.

• You will be billed for any damage incurred by your pet.

• We have horses and other animals on site and dogs should be prevented at all times from causing anxiety or harm to them.

• It is recommended that the hirer is covered by both personal holiday insurance and pet insurance.

• There are lots of beautiful public footpaths and bridleways in the immediate area but we ask that you close all gates, keep to footpaths and your pet under control as there are farm animals in the surrounding fields as well as lots of rabbit and fox holes. Please refer to our welcome packs for more information.

WEDDINGS

Weddings are regularly held at The Great Barn situated at the rear of Manor Mews. All weddings have a curfew of 12am, midnight. Where possible Manor Mews will inform all guests that a wedding will be taking place during your stay. Dogs at weddings – Please note that we have now had to make the decision that we cannot allow dogs at weddings unless they are part of the ceremony this must be agreed in advance. If this has been agreed and your dog is attending please don’t forget to pack your doggy bag, bedding, bowls, towels and treats. We would appreciate it if they do not go into the bedrooms or onto any furniture. Also should they need to be left unattended for short periods of time we ask that you bring a suitable crate with you and/or arrange a dog sitter. Whilst in communal areas kept on their lead. Full terms and conditions are attached.

GROUP BOOKINGS

We do accept pre-wedding celebration bookings however, these must be disclosed at the time of booking and we will require a £500 security deposit paid prior to arrival. We will also consider letting the whole site to a specific group at any time. We reserve the right, at all times to refuse a booking at our own discretion and without justification. All confirmations and invoices must be checked upon receipt for any errors. In the event of any errors we should be notified as soon as possible and no later than 5 days after receipt.

With multiple barn bookings of 2 or more properties items moved between properties and not returned to the relevant property at the end of the hirer’s stay that subsequently result in additional cleaning costs will be charged to the hirer.

CANCELLATION

It is a condition of your booking that you obtain appropriate travel insurance for all members of your party. This should ideally cover illness, bereavement, transport difficulties, extreme weather conditions and accidents during your stay. It should also provide cover for you not being able to attend due to events outside of our control.

If the hirer has cause to cancel, change dates or cut short a holiday then please notify us first by telephone and then in writing. All deposits paid to Manor Mews are non-refundable and the hirer will be liable for the full cost of the holiday if a cancellation or alteration occurs unless we are notified as follows;

i) More than 8 weeks before the start of the holiday – Deposit Retained

ii) Less than 8 weeks – Full balance retained.

Monies will only be returned if the property re-sells for the cancellation dates for the full price, Manor Mews will return the deposit or full balance minus a £25 cancellation administration fee. If the property resells for a lower price, the guest will be refunded the lower price minus the £25 administration fee.

The letting is made on the basis that the property is fit for purpose. In the unlikely event that the property is damaged or rendered uninhabitable then we reserve the right to cancel the booking with a full refund, no additional charges resulting from our cancelling the booking can be made to Manor Mews.

ARRIVAL & DEPARTURES

You have access to your property from 5pm on the day of arrival, arrival times are flexible after 5pm on the day of arrival, we request that you advise us of your estimated arrival time in order that we can ensure that your property is ready. On the day of departure you must vacate by 10 am failure to do so may incur additional costs at our discretion, unless a time is agreed and confirmed in writing by Manor Mews.

The hirer will be issued with a key code, where applicable, to the accommodation prior to the holiday commencing.

The hirer must leave internal keys for doors and windows where found. Failure to do so will incur the cost of changing locks and production of a new set of keys.

SITE REGULATIONS & USE OF PROPERTY

It is the hirer’s responsibility to ensure that the accommodation, furniture, fixtures, fittings and effects are left in the same state of cleanliness and order as was found at the start of the holiday. We reserve the right to make a proportionate charge in the event of the hirer failing to comply. The hirer is responsible for serious loss or damage which occurs to the property or its contents as a result of their negligence during their occupancy and are responsible for paying appropriate compensation. Serious damage to the property must be reported to the owners immediately.

The hirer must not use the accommodation or allow its use for any dangerous, offensive, noisy, illegal or immoral activities deemed a nuisance or annoyance to any neighbours. We ask that the hirer abide by our 12 o’clock midnight outside curfew and failure to do so will incur a compensation charge.

The number of persons occupying the property must not exceed the maximum number stipulated in the advertised details. The property will be used for personal and domestic purposes only. If the hirer wishes to hold any function or celebrations exceeding this limit it must seek written permission.

We reserve the right to ask the hirer and his or her party to leave the property (without compensation) if there is a serious breach of these booking conditions.

Smoking is not permitted in any part of the property at any time under any circumstances.

You must not charge an electric vehicle from your Accommodation. There is a designated electric vehicle charging point at Manor Farm and is available for use by prior arrangement. You must NOT charge your vehicle from your accommodation if you do you will charged at £100 per day.

We ask that you do not use Blue-tac or sellotape to stick posters or decorations on our painted walls.

DAMAGE TO THE ACCOMMODATION OR IT’S CONTENTS

Please note that the following applies to new bookings made on/after 1st November 2023 all bookings made prior to this date please refer to your terms and conditions that were sent at time of booking.

For all our properties, you will be required to pay a non-refundable Damage Waiver Fee, which is property specific and will be advised to you at the time of booking, as a Waiver to cover accidental damage, loss or loss of rental as a result of the conduct of the guest or members of the guest’s party, dog or any other person authorised to enter the property at the guest’s invitation or authority. Guests are liable for loss and damage caused to the property and contents to the full value of the owners’ loss if this exceeds the damage deposit the difference will be required to be paid by the guest.

At Manor Mews, we do our utmost to acknowledge all damage to our properties, however, please be aware that any damage found on your arrival must be reported to us at your earliest convenience. If damage is present after your departure that has not been reported, you will be liable for this. We completely appreciate that accidents can happen, however we would be grateful if we are always made aware.

Please note it does not cover intentional damage, for example, caused by parties, and damage caused by the violation of our terms and conditions, such as our ‘no smoking’ policy.

LOST PROPERTY

If you leave any of your possessions behind at your accommodation, please contact us as soon as possible. We reserve the right to charge you for any storage and delivery costs that we incur in relation to your lost property. We charge a lost property charge of £10 to cover our administrative costs and standard Royal Mail delivery up to 2kgs in the UK to return your items to you. If items are more than 2kg we reserve the right to charge you any additional costs. Where possible, we’ll hold lost property for one month after which it’ll be disposed of. Perishables will be disposed of immediately and are therefore unreturnable. In addition, we will only be able to return items permissible by Royal Mail.

COMPLAINTS

In the event that there is something that you are not happy with please notify us as soon as possible during your stay. If you are still not satisfied with how matters have been dealt with then you can write to us within 7 days of departure setting out the details of your complaint.

RIGHT OF ENTRY

We reserve the right to access the property and its surroundings at any reasonable time during your occupancy for the purpose of inspection or to carry out any necessary repairs or maintenance.

WARRANTY

Manor Mews does not warrant and is not responsible for the accuracy of any verbal information given or statements made by its employees or agents.

LIABILITY & RISKS

We will not be responsible for any failure to perform our obligations under these terms and conditions that are caused by an event outside our control. An event outside our control means any act or event that is beyond our reasonable control, including without limitation severe weather event, drought, fire, explosion, storm, flood, earthquake, subsidence, epidemic, pandemic or other natural disaster, strikes or industrial action by third parties, terrorist attack or threat of terrorist attack, war or threat of war, civil commotion, riot, invasion, or failure of public or private telecommunications networks. In the event that you wish to change your holiday arrangements due to these circumstances we do not make refunds or guarantee transfers but will assist with documentation for processing your claim with your chosen holiday insurance provider.

Except as indicated below, we cannot be held responsible for loss or damage, or for injury sustained by the hirer or members of his or her party during their stay at Manor Mews. We exclude liability for loss or damage to any belongings, or for death or injury sustained to the hirer or members of his or her party during their stay at Manor Mews except to the extent that such injury or loss or damage to any belongings is caused by the negligence or default or breach of the owners.

Manor Mews is located in close proximity to livestock and machinery. Children must be supervised at all times. All animals should only be treated with respect and care under adult supervision. Children should not climb in sheds, animal enclosures or other structures around the site. Guests should not enter the farmyard. It is the parents/guardians responsibility to be vigilant and ensure that children do not place themselves in any situation whereby they can injury themselves. Manor Mews cannot be held liable for any injuries sustained due to parents/guardians failing to supervise children appropriately.

It is recommended that the hirer is covered by personal holiday insurance.
